2.Sanitary sewer construction: The developer shall construct a new City owned sanitary <br />1 <br />sewer main to serve the City and to serve the Property. This sanitary sewer main will <br />2 <br />replace any exiting sanitary sewer main serving the Property. <br />3 <br />a)Sanitary sewer facilities, including manholes and pipe, shall be constructed in <br />4 <br />accordance with City details, specifications, and the City approved Public Improvement <br />5 <br />Construction Plans. <br />6 <br />b)The existing sanitary sewer main shall remain operational until the new main is <br />7 <br />operational or the existing sewer flow shall be bypassed properly during the construction <br />8 <br />of the new sanitary sewer main. <br />9 <br />3.Storm sewer construction: The Developer shall construct all storm sewer improvements <br />10 <br />determined to be necessary by the City to serve the Property, including the construction <br />11 <br />of outlet control structures and flared end sections. <br />12 <br />a)Storm sewer facilities, including ponds and infiltration basins, shall be constructed in <br />13 <br />accordance with City details, specifications, and the City approved Public Improvement <br />14 <br />Construction Plans. <br />15 <br />b)Infiltration basins shall be protected from silt during construction. If these areas do <br />16 <br />not function as designed, the Developer shall reconstruct them as directed by the City <br />17 <br />Engineer. <br />18 <br />4.Restoration of existing streets: Curb cuts and street cuts shall be reconstructed to match <br />19 <br />existing street typical section. <br />20 <br />a)All unused curb openings along Lexington Avenue, Woodhill Drive, and Oxford <br />21 <br />Street curb line shall be removed and replaced with non- surmountable curb to match <br />22 <br />existing curbing. Curbs proposed to be replaced shall have a minimum of 3 feet of <br />23 <br />bituminous saw cut out to allow for proper compaction. <br />24 <br />b)Utility trenches shall be restored by the Developer per City standard plate. <br />25 <br />5.Sidewalk construction: The Developer shall construct all sidewalk improvements <br />26 <br />determined to be necessary by the City to serve the Property, including the construction <br />27 <br />of Americans with Disabilities Act (ADA) compliant curb ramps and sidewalks. <br />28 <br />a)Sidewalk facilities including curb ramps and driveway crossings, shall be constructed <br />29 <br />in accordance with City details, specifications, and the City approved Public <br />30 <br />Improvement Construction Plans. <br />31 <br />b)All sidewalk facilities shall be ADA compliant and meet the latest Public Rights of <br />32 <br />Way Accessibility Guide (PROWAG) requirements. <br />33 <br />6.Erosion control. Prior to the commencement of any grading and before any utility <br />34 <br />construction is commenced or building permits are issued, the erosion control plan must <br />35 <br />be implemented, inspected and approved by the City. The Developer shall meet all <br />36 <br />requirements of the City’s Erosion Control Ordinance including but not limited to the <br />37 <br />following: <br />38 <br />a)No construction activity shall be allowed and no building permits shall be issued <br />39 <br />unless the Property is in full compliance with the erosion control requirements. <br />40 <br />Page 2 of15 <br /> <br />
