REQUEST FOR COUNCIL ACTION <br />AgendaDate:3/14/2016 <br />AgendaItem:8l <br />Department Approval City Manager Approval <br />Item Description: Request for approval of the Cherrywood Pointe at Lexington final plat <br />(PF15-015) <br />AI <br />PPLICATION NFORMATION <br />Applicant: United Properties <br />Location: 26682688 Lexington Avenue (the southeast corner of Lexington <br />Avenue and Woodhill Drive, excluding the County Cycles property) <br />Property Owner: United Properties, City of Roseville <br />Application Submission: received on November 2, 2015; considered complete on February 2, <br />2016 <br />City Action Deadline: April 2, 2016,per Minn. Stat. §462.358 subd. 3b <br />PPA <br />RELIMINARY LAT CTION <br />1 <br />On August 5, 2015, the Planning Commission unanimously recommended approval of the <br />2 <br />proposed preliminary plat, subject to certain conditions, and the City Council subsequently <br />3 <br />approved the preliminary plat on August 24, 2015, by unanimous vote and with the following <br />4 <br />conditions. <br />5 <br />a. <br />The Public Works Department shall approve easements, grading and drainage, storm water <br />6 <br />management, and utility requirements as necessary to meet the applicable standards prior to <br />7 <br />the approval of the final plat or issuance of permits for site improvements; <br />8 <br />b. <br />Permits for site improvements shall not be issued without evidence of an approved permit <br />9 <br />from the watershed district; <br />10 <br />c. <br />Final plat approval shall not be issued without approval of a tree preservation plan, <br />11 <br />accounting for any changes to grading, utility, or storm water plans not yet anticipated, by the <br />12 <br />Community Development Department; <br />13 <br />d. <br />Vacation of the existing sewer easement and dedication of the proposed replacement sewer <br />14 <br />easement shall be addressed in conjunction with the Public Improvement Contract that will <br />15 <br />be required for the reconstruction of the sewer infrastructure related to those easements; <br />16 <br />e. <br />The applicant shall pay park dedication fees in the amount of $3,500.00 per unit; <br />17 <br />f. <br />The applicant shall complete a traffic study for this project. The traffic study will be reviewed <br />18 <br />by, and any required mitigation efforts approved by, the City Engineer prior to the issuance of <br />19 <br />a building permit; and <br />20 <br />PF15-015_RCA_031416-Final.doc <br />Page 1 of 5 <br /> <br />
