With a total area of about 2¼ <br />4 <br />acres, the subject property could potentially be developed with up to 54 dwelling units. The <br />5 <br />current proposal is to develop a 54-unit assisted living facility, but rezoning actions cannot be <br />6 <br />tied to specific proposals. <br />7 <br />The public hearing for this application was held by the Planning Commission on January 6, 2016. <br />8 <br />The full RPCA and supporting attachmentspresented and discussed on January 6, and the <br />9 <br />minutes of that public hearing and the subsequent discussion among the Planning Commissioners <br />10 <br />are included with this RPCA as Attachment A. <br />11 <br />Prior to taking action on the application, the discussion was tabled to allow the applicant to <br />12 <br />commission a traffic study so that the traffic impacts of various development scenarios (i.e., the <br />13 <br />proposed development, a genericmulti-family development under the proposed HDR-1 zoning, <br />14 <br />and a generic residential development underRoseville’s Medium-Density Residential zoning <br />15 <br />district). That study has been completed; this report will provide some comments from City of <br />16 <br />Roseville and Ramsey County engineers, and the report itself is included as Attachment B. <br />17 <br />Because the date on whichthe Planning Commission’s review of this application was to resume <br />18 <br />was difficult to predict andturned out to besignificantly long after the January 6 public hearing, <br />19 <br />Planning Division staff mailed courtesy notifications of the April 6 continuation of the review to <br />20 <br />the same addresses that received the official notice of the January 6 public hearing. <br />21 <br />PF16-001_RPCA_040616 <br />Page 1of 2 <br /> <br />
