The proposed text <br />140 <br />amendments are designed to balance traditional materials, such as brick, block, and stone, with <br />141 <br />the new, more contemporary materials, such as metal (lap or panel) or reinforced concrete fiber <br />142 <br />board (lap or panel), as a means to increase flexibility, enhance creativity, and improved building <br />143 <br />design. To achieve this, the Division is proposing to eliminate the accent portion of the existing <br />144 <br />requirement and increase the allowable amount from 10% to 40%. The increase is derived <br />145 <br />largely from our experience with the Pizza Lucé project and the variances granted. In years past, <br />146 <br />there has been some fear over the use of metal (or other non-traditional materials) as an exterior <br />147 <br />material. The Pizza Lucé project proved a greater use of metal could be done discreetly and <br />148 <br />without compromising traditional design elements.
