Many understory trees are <br />considered ornainental trees. <br />TYPICAL ROOT PROTECTION ZONE: A circle radius around a tree in feet equal to 1.25 <br />times the tree's diameter breast hei�ht (in inches) for both deciduous and coniferous trees. <br />LJNIVERSITY: See college. <br />USABLE OPEN SPACE: That portion of a site, outside of a required front or corner side yard, as <br />extended to the rear lot line, that is available to all occupants for outdoor use. Usable open space shall <br />not include areas occupied by buildings, driveways, drive aisles, off-street parking, paving and <br />sidewalks, except that paved paths no wider than 5 feet, and pervious pavement may be included in <br />usable open space. Usable open space may include balconies and roof decks where specified in this <br />ordinance. <br />USE: The use of property is the purpose or activity for which the land or building thereon is occupied <br />or maintained. <br />USE, CONDITIONAL: A conditional use is a use or structure which, because of its unique or varying <br />characteristics, cannot be properly classified as a pennitted use in a particular district. A special <br />exception to the height standards of this ordinance may also be allowed as a conditional use, where <br />specified. After due consideration, as provided for in this ordinance, of the impact of such use or <br />exception upon neighboring land and of the public need for the particular use at a particular location, <br />the conditional use may or may not be granted. <br />VEHICLE: See motor vehicle. <br />VETERINARY CLINIC: See animal hospital. <br />WAREHOUSE: An establishment providing storage and distribution of inerchandise and bulk goods, <br />typically involving heavy truck and/or freight rail traffic. <br />WETLAND: An area that is inundated or saturated by surface water or groundwater at a frequency and <br />duration sufficient to support, and that, under nonnal circumstances, does not support a prevalence of <br />vegetation typically adapted for life in saturated soil conditions, commonly known as hydrophytic <br />vegetation. <br />WHOLESALE ESTABLISHMENT: An establishinent providing storage, distribution, and sale of <br />merchandise and bulk goods, including mail order and catalog sales, importing, wholesale, or retail <br />sales of goods received by the establishment but generally not sale of goods for individual <br />consumption. <br />YARD: Open space on a lot between the principal building and the adjoining lot lines. <br />YARD, FRONT: A yard extending along the full length of the front lot line between the side lot lines. <br />YARD, REAR: A yard extending along the full length of the rear lot line between the side lot lines. <br />YARD, REQUIRED: See "Setback." <br />YARD, SIDE: A yard extending along a side lot line from the front yard to the rear yard. <br />YARD SALE: See garage sale. <br />(Ord. 1427, 7-9-2012) (Ord. 1451, 08-12-2013) <br />Section 2.
