0 <br />attachmrnt C <br />1023.07: ARE�S OF FLEXIBIL[TY <br />`- Flexibility provided throu�h a PUD will not to be approved simply to avoid adherence to <br />underlyin� zoning regulations, but instead must be used as a springboard to new development that <br />would not otherwise be possible utilizin� existing zoning standards. Areas of possible flexibility <br />' I include _ . <br />- I �1. Building Placement — including zero lot line construction subject to building code <br />allowances. Specifications and standards for lots and setbacks shall be at the discretion of _ <br />City Council and shall encourage a desirable livmg or working environment which assists in <br />achieving the goals set out for PUDs in Szction 1033A1(B). <br />_ S. Trees/Landscaping Requirements — requires specialized landscaping pfans that bettzr address <br />on-site needs and adjacent property concerns than would otherwise be required. <br />C. Open Spaces — provision of public open spaces that are enhanced with public art and other <br />amenities to provide a congregation area and a unique sense of place within the development. <br />D• Parkin� Standards — a chan�e in stall or lot configuration requirements in exchan�e for <br />stractured parking, better scrzening of parkin� areas, or higher quality landscapin� <br />throu�hout a parkin� area. <br />E. Exteror �[at�rials — tlex[bility on exterior materials �o afiow for unique architectural <br />expression. <br />�• Density — up to a 104'o increase in -^ ;'::,��• �.• , <br />- .. density if the PUD provides substantially more <br />site amenities and achieves more compr�h�n�ice plan goal� than could be achieved in a <br />conventional development for the applicabfe land we zone. <br />G.
