Attachment G <br />City CodeViolations Observed: <br />68building maintenance and city code violations. <br />Most common violations observed: <br />Improper electrical work, missing electrical covers, deteriorated electrical components. <br />o <br />Deteriorated wood trim on building exteriors. <br />o <br />Peeling paint on windows, trim, doors and balconies. <br />o <br />Trip hazards: inside units, in common areas, on stairs and on sidewalks. <br />o <br />Garage buildings and doors in disrepair <br />o <br />Bare ground and erosion of soil <br />o <br />Assigned: <br />Buildings are classified as Three Year, Two Year, One Year, and Six Month Renewal License Type <br />(based upon the numbers of violations observed, with Three Year having the fewest violations and Six <br />Month having the most). <br />43Three Year License Type Buildings 98%. <br />o <br />0Two Year License Type Buildings <br />o <br />1One Year License Type Buildings 2% <br />o <br />0- Six Month License Type Buildings <br />o <br />Miscellaneous Observations: <br />Memorandums of Understanding have proven effective in administering the program. <br />Staff has noticed general acceptance of the program. <br />Staff have received many questions, but only few complaints about the program. <br />Many apartment building owners have made improvements to their buildings prior to inspection in order <br />to obtain a higher rating. <br />Older buildings tend to be maintained in better condition than had been expected. There are many well <br />maintained older buildings throughout the city which received a Three Year rating. <br />Some larger buildings with higher ratings appear to be on the edge due to long term deferred <br />maintenance and will be in need of significant maintenance in the near future. Deferred maintenance <br />leads to deterioration. <br />Property maintenance tends to focus on work orders rather than initiating preventative maintenance, <br />which allows for slow but persistent deterioration of buildings. <br />Some managers are hampered by a lack of maintenance funding. This program is actually helping them <br />obtain necessary funding from their owners. <br />A number of managers have fixed violations in a matter of days after their inspection. <br />Some property maintenance cases will take additional time to resolve due to financial/physical hardship <br />by the property owner. <br />The program is opening the eyes of many building maintenance personnel to safety issues they were not <br />familiar with or aware of. <br />Some tenants are unfamiliar with living in an apartment building and the responsibilities that go with it. <br />Completed to Date: <br />Createdforms, letters, brochures and mailing packets for the program. <br />Created processes and procedures going 5 years into the future to ensure staff can maintain all programs <br />at current staffing levels.
