Attachment G <br />Created spreadsheets, paper files, computer files, various reports, and financial accounts. <br />Purchased and implemented a new computer module for the program. <br />Informed and educated property owners about the program (and advised them of most common <br />violations so they can self-inspect and obtain a higher rating). <br />Implemented the program; scheduling inspections, performing inspections, documenting outcomes, <br />assigning license types, issuing licenses, and, processing license fees. <br />Coordinating with Fire Inspectors and Police. <br />Many code requirements are of a technical nature and not widely known. This results in more violations <br />identified and lowers the scores of some properties. <br />The City wishes to work cooperatively with property owners; which is one of the stated goals of the <br />program. <br />In 2015, Council approved ordinance revisions/clarifications and MOU policy. <br />Memorandums of Understandings an <br />Completed Initial, Six Month and One Year renewal cycles. <br />Current and Future Actions: <br />Continue scheduling inspections, performing inspections, documenting outcomes, sending <br />results/notification and invoices, issuing licenses and processing license fees, etc. <br />Perform follow up inspections. <br />Distribute reports. <br />Move into enforcement for those properties not in compliance. <br />Coordinate Rental License duties and activities with the 2016 NEP program so that one inspector <br />performs both roles. <br />Create more specific budgets and various financial accounts. <br />1 building will be inspected in May of 2016 <br />31 buildings will be inspected in October 2016 <br />Numerous MOU inspections throughout 2016 <br />Maintain a cooperative working relationship with property owners and managers. <br />Continue looking for process improvements and necessary revisions/clarifications to the ordinance. <br />Highlights: <br />During the renewal inspections for the 6 Month License Type: <br />26 of 30 buildings reduced the number of violations and elevated their license types to a Three <br />o <br />Year License Type. <br />1 of 30 buildings reduced the number of violations and moved to a One Year License Type. <br />o <br />The One Year License Type renewals had the following results: <br />All 17 buildings were able to reduce noted violations and receive a Three Year License Type. <br />o <br />Significant reinvestment into these buildings, such as, cabinets, flooring, roofs, plumbing <br />o <br />fixtures, parking lots and landscaping. <br />Since the beginning of the program, staff estimates an additional 2,751 smoke detectors have been <br />installed predominately in bedrooms throughout the apartment buildings in the city. <br />Perennial Management continues to do a good job of upgrading and making improvements to the <br />buildings which are now almost fully occupied.
