Stat. §15.99 <br />PCA <br />LANNING OMMISSION CTION <br />The public hearing for this application was held by the Planning <br />Commission on May 4, 2016, and voted 5 2 to recommend approval <br />of the requested zoning text amendment. <br />SPTA <br /> <br />UMMARY OF THE ROPOSED EXT MENDMENT <br />1 <br />The applicant requests an increase in the allowance of building footprint and pavement area in <br />2 <br />the LDR-2 district from 30% of the parcel area to 50%. In reviewing the application, Planning <br />3 <br />Division staff found that the current 30% restriction was incorporated into the zoning code in <br />4 <br />1998 as part of Ordinance 1214, which was a collection of amendments intended to prevent <br />5 <br />6 <br />complicated moderate garage expansion plans, but it has not generally been a parameter that is <br />7 <br />most limiting for especially large garages. The 30% limit was carried over into the updated <br />8 <br />zoning code in 2010, despite the smaller minimum lot size the updated zoning code allowed in <br />9 <br />the LDR-2 district. An unintended effect of carrying-over the 30% limit was to constrain building <br />10 <br />footprints and paved surfaces for single-family detached homes on LDR-2 lots to far lower levels <br />11 <br />than single-family detached homes in LDR-1 and MDR districts.
