<br /> <br />Statutes 4410.4300 includes a wide variety of uses that that trigger a mandatory EAW. Of these, <br />АЍ <br />the following are applications that Roseville most likely would encounter: <br />АЎ <br />Industrial, commercial, and institutional facilities 300,000 square feet <br />АЏ <br />Residential development - 250 unattached units or 375 attached units <br />АА <br />The ZNTF Report (included as Attachment C) identified extraordinary notification on a case-by- <br />АБ <br />case basis including: <br />АВ <br />1. Large draw projects and/or projects resulting in community wide impact; <br />БЉ <br />2. S; <br />БЊ <br />3. Nuisance level projects such as loud or persistent noise; <br />БЋ <br />4. Negative image on the community caused by project <br />БЌ <br />The Planning Division has concerns with language subjectivity when determining notification <br />БЍ <br />distancing. Planning Division would suggest the Planning Commission and City Council <br />БЎ <br />establish specific determinants such as the type of use, square footage of the building, number of <br />БЏ <br />rental/owner units, or project location to trigger expanded notification and amend the zoning <br />БА <br />code accordingly. <br />ББ <br />BI <br />БВ <br />UDGET MPLICATIONS <br />Attachment A provides a cost comparison for Greater Notification to renters based on a recent <br />ВЉ <br />rezoning application. <br />ВЊ <br />Prior to the creation of an official policy, Community Development Staff would like the City <br />ВЋ <br />Council to discuss and provide direction as to the degree of Greater Notificationdesired.
