<br />yard setbacks shall be ten feet (10'); parking may occur <br />within ten feet (10') ofa side or five feet (5') ofa rear lot <br />line. In the case of corner or double frontage lots, the front <br />setbacks shall apply. <br /> <br />4. Building Height: The maximum height of buildings in the B-6 District <br />shall be five stories or seventy feet above grade, whichever is less. <br />However, buildings over forty (40) feet in height shall have front lots <br />not less than 30 feet plus one-half) of the height of the building and <br />side and rear yard setbacks of not less than 10 feet plus one-fourth <br />(114) of the height of the building. <br /> <br />5. Landscaping: Five percent (5%) ofthe surface area ofland within a <br />parking area shall be landscaped with street trees, grass and shrubbery, <br />or other approved ground cover. A minimum of twenty-five percent <br />(25%) of the surface area of each lot or set of combined lots shall be <br />green space consisting of landscaped area with street trees, grass, <br />ponding, and shrubbery, or other approved ground cover. <br /> <br />6. Outdoor Storage: There shall be no outdoor storage of either materials <br />or products. (Ord. 1013,5-11-87; amd. Ord. 1085, 1014-91). <br /> <br />7. Stormwater Ponding - All required stormwater ponding shall be <br />provided and may utilize new technologies such as roof gardens, <br />piping under parking lots, etc. All above ground ponding shall be <br />designed as an amenity for the enjoyment of the residents and/or <br />employees in the community. <br /> <br />D. Nonconforming Uses: Any building or use which becomes <br />nonconforming because of the adoption of this Section may remain. Said <br />nonconforming building or use shall not be extended, expanded, or <br />intensified after the adoption ofthis Section, except as regulated elsewhere <br />in this Code. (Ord. 1013,5-11-87) <br /> <br />SECTION 3. Effective Date.
