Once a CU is approved that establishes motor freight terminal as a <br />ЍЏ <br />permitted conditional use on the premises, then certain building and site improvement <br />ЍА <br />consistent with the Zoning Code can be pursued. <br />ЍБ <br />Planning Division staff finds that the proposed motor freight terminal at 2500 County <br />ЍВ <br />Road C meets/complies with the CU standards outlined in <br />ЎЉ <br />§1009.02.C and §1009.02.D.37 <br />ЎЊ <br />of the City Code, provided as Attachment D. <br />PCA <br />ЎЋ <br />LANNING OMMISSION CTION <br />By motion, recommend approval of the requested CU for a motor freight terminal at <br />ЎЌ <br />2500 County Road C pursuant to and the <br />ЎЍ <br />§1009.02.C and §1009.02.D.37 of the City Code <br />attached draft City Council resolution, subject to the following conditions: <br />ЎЎ <br />1.All semi-trailer storage/parking must be a minimum of 10 feet from a side or rear <br />ЎЏ <br />property line. To satisfy the requirement a site specific striping plan must be <br />ЎА <br />submitted for review and approval by the Planning Division. <br />ЎБ <br />2.The applicant shall work with the Planning Division on a final <br />ЎВ <br />landscape/screening plan. This must be submitted and approved by the Planning <br />ЏЉ <br />Division as a component of the site improvement permit. Landscape/screening <br />ЏЊ <br />shall address both County Road C and Walnut Street views, as well as the west <br />ЏЋ <br />and south property boundaries. <br />ЏЌ <br />3.The applicant must submit a vehicle site circulation plan that is reviewed and <br />ЏЍ <br />approved by the City. The site must be inspected at least once a year for <br />ЏЎ <br />compliance with the plan and if found to be non-compliant, measures shall be <br />ЏЏ <br />taken to comply. <br />ЏА <br />4.The property owner is allowed in the future to raze the existing Crown Iron <br />ЏБ <br />Works dock facility and replace the structure with additional semi-trailer <br />ЏВ <br />storage/parking. <br />АЉ <br />5.Any site improvements shall meet all other requirements of the Zoning Code, <br />АЊ <br />except those that are approved via the variance process. <br />АЋ <br />6.All semi-trucks or semi-trailers that are being worked upon shall be <br />АЌ <br />located/stored at the rear (west) of the site nearest the shop building. <br />АЍ <br />7.The applicant must submit a plan that details where licensed and unlicensed <br />АЎ <br />trailers will be stored and that no greater than 20% of the trailers will be <br />АЏ <br />unlicensed. The site must be inspected at least once a year for compliance with <br />АА <br />the plan and if found to be non-compliant, measures shall be taken to comply. <br />АБ <br />AA <br />АВ <br />LTERNATIVE CTIONS <br />a.Pass a motion to table the item for future action. An action to table must be tied to <br />БЉ <br />the need for clarity, analysis, and/or information necessary to make a <br />БЊ <br />recommendation on the request. <br />БЋ <br />b.Pass a motion recommending denial of the proposal.
