Attachment D <br />draft <br />EXTRACT OF MINUTES OF MEETING OF THE <br />VARIANCE BOARD OF THE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a regular meeting of the City Council of the City <br />Њ <br />of Roseville, County of Ramsey, Minnesota, was held on the 7 day of December at 5:00 p.m. <br />Ћ <br />th <br />The following Members were present:_______; <br />Ќ <br />and ___ were absent. <br />Ѝ <br />Variance Board Member _________ introduced the following resolution and moved its <br />Ў <br />adoption: <br />Џ <br />VARIANCEBOARDRESOLUTION NO. ___ <br />А <br />A RESOLUTION APPROVING VARIANCE TO §1006.05.E (PARKING PLACEMENT) <br />Б <br />OF THE ROSEVILLE CITY CODE AT 2500 COUNTY ROAD C (PF16-031) <br />В <br />WHEREAS, City Code §1006.05.E, Parking Placement requires parking to be placed <br />ЊЉ <br />between the building and the abutting street, include two rows of parking and a drive lane, and <br />ЊЊ <br />the building shall not be setback further than 85 feet. A maximum building setback of 100 feet <br />ЊЋ <br />can be allowed if such setback is tied to traffic circulation, drainage, and/or other design issues <br />ЊЌ <br />that support the additional 15 foot setback; and <br />ЊЍ <br />WHEREAS, Stan Koch & Sons Trucking, property owner of 2500 County Road C, <br />ЊЎ <br />requests a V to §1006.05.E (Parking Placement) to allow an eastward expansion of the <br />ЊЏ <br />ARIANCE <br />existing customer/employee parking lot and the eastward construction of semi-trailer <br />ЊА <br />storage/parking adjacent to the existing dock facility; and <br />ЊБ <br />WHEREAS, the Crown Iron Works office/dock facility is located 34 feet from County <br />ЊВ <br />Road C and ranges from 261 feet (office) to 302 feet (dock) from Walnut Street; the existing <br />ЋЉ <br />customer/employee parking lot is setback 30 feet from County Road C and 268 feet from <br />ЋЊ <br />Walnut Street; and the loading dock/building is setback 270 feet from Walnut Street, which is <br />ЋЋ <br />designed to support semi-trailers only utilizing the dock facility and includes no parking/storage <br />ЋЌ <br />area; and <br />ЋЍ <br />WHEREAS, the proposal seeks to expand the employee/customer parking lot 90 feet <br />ЋЎ <br />closer to Walnut Street, with a minimum 10-foot setback, while keeping the same/similar <br />ЋЏ <br />setback from County Road C and improve the loading dock with an expanded single row of semi- <br />ЋА <br />trailer parking/storage (31 stalls), approximately 55 feet in width and a minimum of 110 feet <br />ЋБ <br />from Walnut Street; and <br />ЋВ <br />WHEREAS, the property at 2500 County Road C is legally described as: <br />ЌЉ <br />PID # 082923220003 <br />ЌЊ <br />That part of the Northwest Quarter of the Northwest Quarter of Section 8, <br />ЌЋ <br />Township 29, Range 23, described as follows: Commencing at the Northwest <br />ЌЌ <br />corner of said Section 8, thence East along the North line thereof629.00 feet, <br />ЌЍ <br />thence Southeasterly deflecting to right 84 degrees 20 minutes a distance of 834.41 <br />ЌЎ <br />feet to the Northerly line of the Northern Pacific Railroad; thence Southwesterly <br />ЌЏ <br />along said Northerly right of way line 705.51 feet to the West line of said Section 8, <br />ЌА <br />thence North along said West line 910.67 feet to the point of beginning.
