\[ǒĬĻĻĭŷ <br />/ƩƚǞƓLƩƚƓƚƩƉƭ <br />DğƷĻǞğǤĻƭƷ <br />{ƷğƓYƚĭŷε{ƚƓƭƩǒĭƉźƓŭ <br />tĻƓƭƉĻƩǒĭƉźƓŭ <br />IƚƩƷƚƓLƓĭ͵ <br />tĻƓƷğźƩ <br />P <br />ЋЏ <br />ROPOSAL <br />Stan Koch & Sons is in the process of purchasing the Crown Iron Works building and <br />ЋА <br />desires to convert the existing non-paved parking/storage areas into paved surfaces. <br />ЋБ <br />They would also like to expand the motor freight trucking business on the premises. <br />ЋВ <br />The site includes two principal structures and an accessory building (the Crown Iron <br />ЌЉ <br />Works office building and dock facility and the Stan Koch terminal and service facility). <br />ЌЊ <br />Such an endeavor requires a Conditional Use (CU) under the recently adopted text <br />ЌЋ <br />amendments to Table 1006-1 and §1009.02 to allow a motor freight terminal on the <br />ЌЌ <br />premises. The proposed expansion of parking and storage areas between the building <br />ЌЍ <br />and the adjacent street requires variances that support the expanded <br />ЌЎ <br />customer/employee parking and the expanded semi-trailer storage areas. <br />ЌЏ <br />The premises includes a number of pre-existing non-conformities (such as, but not <br />ЌА <br />limited to, building locations, landscaping, overhead/dock doors, and entrance <br />ЌБ <br />orientation). These items will be allowed to remain non-conformities until they are <br />ЌВ <br />either removed or an expansion is sought. At that time additional variances may be <br />ЍЉ <br />necessary. <br />ЍЊ <br />Specific to the Crown Iron Works building, the existing office/dock facility is located 34 <br />ЍЋ <br />feet from County Road C and ranges from 261 feet (office) to 302 feet (dock) from <br />ЍЌ <br />Walnut Street. The existing improved and non-improved parking lot and semi-trailer <br />ЍЍ <br />storage areas are deemed non-conforming because they do not meet the requirements of <br />ЍЎ <br />PF16-031_RVBA_2500CoRdC_120716 <br />Page 2 of 4 <br /> <br />
