A maximum building setback of <br />ioo feet can be allo��-ed if such setback is tied to trafi'ic circulation, drainage, and/or ather <br />design issues that support the additional �� foot setback; and <br />WHEREAS, Stan Koch & Sons Trucking, properh- o��-ner of 2�0o Caunty Road C, <br />requests a Va��.av�E t� §ioo6.o�.E (Parking Placement) to allotir an eastvvard expansion of <br />the existing customer/empla�-ee parking lot and the east�ti•ard construction of semi-trailer <br />storage,f �arking adjacent to the �xisting dock facilit�-; and <br />WHEREAS, the Craw��n Iron Works office/dock facilitti• is located 34 feet from Count�� <br />Raad C and ranges from 26i feet (o�ce) to 30� feet (dock) from Walnut Street; the existing <br />customer/emplQy�e� parking lot is setback 3o feet from Count�- Road C and 2b8 feet from <br />Walnut Street; and the loading dock/building is setback z7o feet from Walnut Street, w��ich is <br />designed to support semi-trailers only- utilizing the dock faeility and includes na <br />parking/storage area; and <br />WHEREAS, the proposal see�:s to expand the employee/customer parking lot 90 feet <br />closer to V4'alnut Street, ��-ith a mini�num �o-foot se#back, ��•hile keeping the same/similar <br />setback fram Count�• Raad C and impro�•e the loading dock ti�-ith an expanded single ro��� of <br />semi-trailer parking/storage (�1 stalls), dppCOXimately� �� �eet in c�'lcjth and a minimum Of 110 <br />feet fram Walnut Street; and <br />WHEREAS, the property� at 2�0o County Road C is legall�- �iescribed as: <br />PID # oS2g2322000g <br />That part of the Northwest Quarter of the Northwest Quarter of Section S, <br />Township 29, Range 2�, deScribed as follaws: Comm�ncing at the Northwest <br />corner of said Section $, thence E�st aior�g the North line thereof6a9.c�o feet, <br />thence Southeasterly deflecting to right 84 degrees 2o minutes a distance of <br />$34•4� feet to the Northerly line of the Northern Pacific Railraad; thence <br />Southwesterly along said Northerly right of rway line 70�.5� feet to the West line <br />of said Section S, thence North along said West line 91o.b� feet to the point of <br />l�eginning.
