This approach places more <br />responsibility on the City for creating an appropriate <br />mix of uses and a sustainable development pattern. <br />The Rosedale Square and Roseville Crossings retail <br />areas form the east edge of District 10. No additional <br />commercial/retail development of this scale is planned <br />for District 10. Midway Ford is the only auto dealership <br />in Roseville that is not located in a Regional Business <br />area. <br />Future Land Use <br />The Twin Lakes area is designated as Community <br />Mixed Use, a new land -use category for the 2030 Com- <br />prehensive Plan. The mixed-use designation for this area <br />reflects several factors: <br />The need to retain flexibility in working with de- <br />velopers over an extended period of time to create <br />high-quality and sustainable new development <br />The recognition that the ability to correct site <br />pollution will influence the type and location of <br />development <br />The desire to have employment as the primary <br />orientation of future development, balanced with <br />the recognition that commercial and residential <br />uses help to support business development <br />Twin Lakes should not be developed with shopping <br />as the primary focus of future land use <br />The Comprehensive Plan lays the foundation for future <br />development. The City intends to rely on the following <br />official controls and environmental studies to guide land <br />use and to evaluate specific development proposals: <br />Zoning regulations <br />Twin Lakes Business Park Master Plan <br />Twin Lakes Business Park Alternative Urban <br />Areawide Review (AUAR) <br />Twin Lakes Redevelopment Area Design Prin- <br />ciples <br />The Centre Pointe area is guided as Business Park, a new <br />land -use category for the 2030 Comprehensive Plan. <br />Centre Pointe is a strong example of the mix of busi- <br />ness land uses intended for the category. The primary <br />focus of the area is office and other service businesses. <br />Commercial uses, such as lodging, provide support to <br />the underlying employment objective of this area.
