A small triangular area contains existing residential uses, <br />both multifamily and single-family, at the corner of <br />County Road 88 and County Road C2. This area is sur- <br />rounded by industrial uses and major roads, which cre- <br />ates incompatibility issues and isolates these residents. <br />Future Land Use <br />The majority of the district retains an industrial land - <br />use designation to sustain existing uses and to provide an <br />area for similar uses to locate. It is recognized, however, <br />that some existing industrial property is under-utilized. <br />Non -industrial land uses may be considered if compat- <br />ible with overall plans for this district. <br />The edges are guided as Business Park. The goal is to <br />continue to attract the new office, office/showroom, <br />and office/warehouse development that has come to <br />this area in recent years. <br />The automobile dealerships are guided as Regional Busi- <br />ness in recognition of the regional draw created by this <br />concentration of businesses. The visibility, access, and <br />location of these properties create a desirable setting <br />for businesses with a regional trade area. <br />If land in this district is redeveloped with residential <br />uses, the provision of public or private parks/open space <br />should be considered as part of the development. This <br />park land could be designed to improve the district's <br />access to park space in the neighborhood as well as the <br />community's park system.
