<br />Section 11 Section 1004.07 R-S: mREE TO EIGHT -FAMILY RESIDENCE DISTRICT is hereby <br />amended as follows: <br /> <br />1004.07: R-S mREE- TO EIGHT-FAMILY RESIDENCE DISTRICT: <br /> <br />The R-5 district is designed to be a multifamily district predominantly for buildings of three to eight units, <br />with a maximum two-story height. The minimum lot size is 15,000 square feet. The net housing density <br />within the district ranges from 8.0 to 12.0 units per acre of developable land. The R-5 District is intended <br />for those areas designated as MR, Medium Density Residential areas within the Comprehensive Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed by Conditional Use Permit: See Section 1004.015 <br />D. Lot and Building Area and Building Height Requirements and Limitations: See Section 1004.016 <br />1. For each dwelling unit over four (4) in the R-5 District the minimum lot size shall be increased by <br />three thousand (3,000) square feet. <br /> <br />Section 12. Section 1004.08 R-6: TOWNHOUSE DISTRICT is hereby amended as follows: <br /> <br />1004.08: R-6 TOWNHOUSE DISTRICT: <br /> <br />The R-6 district is designed to be a common wall attached housing district with 3 story townhomes or <br />rowhouses to be the predominate design type of housing. The maximum height is two-stories. Each unit <br />must have a separate entry and exit. The net housing density within the district is 11 units per acre of <br />developable land and a minimum lot area of 4,000 square feet per unit. No more than 8 dwelling units <br />may be constructed within one structure. The R-6 District is intended for those areas designated as MR <br />Medium Density Residential areas, or HR High Density Residential areas, within the Comprehensive <br />Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 and below: <br />Structures housing three (3) or more dwelling units of not more than three (3) stories each and <br />contiguous to each other only by the sharing of common walls, such structures to be of the town or <br />row house type, as contrasted to multiple-dwelling apartment structures. No single structure shall <br />contain in excess of eight (8) dwelling units and each dwelling unit shall have separate two or more <br />individual entrances. <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed by Conditional Use Permit: See Section 1004.015 <br />D. Lot and Building Area and Building Height Requirements and Limitations: <br />1. See Section 1004.016 and below: <br />a. The minimum lot area per dwelling unit shall be four thousand (4,000) square feet. <br />b. Solid walls of at least five and one-half feet (5 112) in height and twelve feet (12) in length <br />shall be extended to the rear of each dwelling unit so as to substantially enclose on at least three <br />(3) sides a semi-private outdoor space for each dwelling unit. <br />c. Where more than one principal use structure is constructed on the same or contiguous lots, yard <br />areas planned for common use by occupants of all dwelling units may be counted in computing <br />the required lot space per unit. <br />d. Multi unit structures shall be set back from other multi unit structures a minimum of thirty-five <br />(35'). <br /> <br />10 <br />
