The R-3 District is <br />intended for those areas designated as MR Medium Density Residential areas., or HR High Density <br />Residential areas within the Comprehensive Plan. <br /> <br />A. Lot Area, Height, Frontage and Yard Requirements: See Section 1004.016 <br />1. Notwithstanding the minimum specifications as specified in Section 1004.016 the front and rear <br />yard setback shall be at least three-fourths (3/4) of the height of the principal structure and the side <br />yard setback shall be at least one-half (112) of the height of the principal structure. (Ord. 500, 8-8- <br />1966) <br />2. Storage Space Requirement: A minimum of ninety six (96) cubic feet of miscellaneous storage <br />space shall be provided for each dwelling within the principal structure containing such unit. Such <br />space shall be in addition to normal storage space provided in wardrobes, cabinets and clothes or <br />linen closets. <br /> <br />Section 9 Section 1004.05 R-3A MULTI-FAMILY RESIDENCE DISTRICT; THREE TO <br />TWENTY FOUR UNITS is hereby amended as follows: <br /> <br />1004.05: R-3A MULTI-FAMILY RESIDENCE DISTRICT; THREE TO TWENTY FOUR UNITS: <br /> <br />The R-3A district is designed to be a multi-family district consisting predominantly of buildings three <br />stories and 24 units or less, similarly located as those in an R-3 district. The net housing density within <br />the district ranges from 10.0 to 30.0 units per acre of developable land and a minimum lot area of 2,800 <br />square feet per two (or more) bedroom dwelling units. The minimum lot size is 11,000 square feet. The <br />height limits is 3 stories or 30 feet, whichever is less. The maximum number of units in the structure as <br />well as the height of the structure may be exceeded by issuance of a conditional use permit. The R-3A <br />District is intended for those areas designated as HR High Density Residential areas within the <br />Comprehensive Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed By Conditional Use Permit: See Section 1004.015 and below: <br />1. Multiple-family dwelling structures exceeding three (3) stories or thirty feet (30) in height, <br />whichever is less, or structures designed to exceed twenty four (24) units. (Ord.582, 6-24-1968) <br />D. Lot and Building Area and Building Height Requirements and Limitations: See Section 1004.016 <br /> <br />Section 10. Section 1004.06 R-4: TWO AND FOUR-FAMILY RESIDENCE DISTRICT is hereby <br />amended as follows: <br /> <br />1004.06: R-4 TWO AND FOUR-FAMILY RESIDENCE DISTRICT: <br /> <br />The R-4 district is designed to be a multifamily district predominantly for buildings of three to four units, <br />with a maximum two-story height. The minimum lot size is 15,000 square feet. The net housing density <br />within the district ranges from 8.0 to 12.0 units per acre of developable land. The R-4 District is intended <br />for those areas designated as MR, Medium Density Residential areas within the Comprehensive Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed by Conditional Use Permit: See Section 1004.015. <br />D.
