<br />Section 6. Section 1004.02 R-l SINGLE-FAMILY RESIDENCE DISTRICTS is hereby amended <br />as follows: <br /> <br />1004.02 R-l SINGLE-FAMILY RESIDENCE DISTRICTS <br /> <br />The R-l District is designed to be the most restrictive of the residential districts. The intent is to provide <br />for a residential environment of predominantly low to moderate density one-family detached residential <br />structures along with other residentially related facilities that serve the residents in the district or local <br />neighborhood. The net housing density within the district ranges from 1.5 to 4.0 units per acre of <br />developable land with a minimum lot size of 11,000 square feet. The R-l District is intended for those <br />areas designated as LR, Low Density Residential areas in the Comprehensive Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed By Conditional Use Permit: See Section 1004.015 and below: <br />1. The principal structure or building relating to any conditional uses shall not be located less than <br />fifty feet (50) from any adjacent lot in an R district. <br />2. Daycare facilities, nursery schools, dormitories for educational institutions, provided the principal <br />structure shall not be located less than fifty feet (50) from any adjacent lot in an R district. Provided <br />further that the daycare centers shall provide a minimum of forty (40) square feet of outside play area <br />per child, and provided further that the daycare facility shall have its outside play area properly <br />fenced and screened. <br />D. Dwelling Dimensions And Appearances And Height, Frontage Yard And Lot Area Requirements In <br />R-l Districts: See Section 1004.16 <br />1. On a lot without a garage, a house shall be situated on the lot to provide adequate space for a two <br />(2) vehicle garage meeting all required setbacks and size limitations. <br />2. Garages attached to a principal structure shall be constructed in a fully enclosed manner and <br />provide a door capable of admitting and enclosing a standard sized motor vehicle. <br /> <br />Section 7. Section 1004.03 R-2 TWO-FAMILY RESIDENCE DISTRICTS is hereby amended as <br />follows: <br /> <br />1004.03: R-2 TWO-FAMILY RESIDENCE DISTRICTS: <br /> <br />The R-2 district is designed to predominantly consist of a mix of one and two family attached residential <br />structures along with other residentially related facilities. The net housing density within the district <br />ranges from 4.0 to 8.0 units per acre of developable land with a minimum lot size of 11,000 square feet. <br />The minimum lot area per dwelling unit is 5,500 square feet. The R-2 District is intended for those areas <br />designated as LR Low Density Residential areas or MR Medium Density Residential areas within the <br />Comprehensive Plan. <br /> <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory: See Section 1004. <br />C. Uses Allowed By Conditional Use Permit: See Section 1004.015 <br />D. Height, Frontage, Yard And Lot Area Requirements: See Section 1004.016 <br /> <br />Section 8. Section 1004.04 R-3 GENERAL RESIDENCE DISTRICT is hereby amended as follows: <br /> <br />1004.04: R-3 GENERAL RESIDENCE DISTRICT: <br /> <br />The R-3 district is designed to consist of predominantly multiple family residential structures along with <br />other residentially related facilities and uses, generally serving as residential zones of transition between <br />non-residential uses or public facilities and low to moderate density single or two-family districts. The net <br />housing density within the district ranges from 10.0 to 22.0 units per acre of developable land and a <br /> <br />8 <br />
