<br />ORDINANCE NO. 1304 <br /> <br />AN ORDINANCE AMENDING TITLE 10, SECTIONS 1006.01 THROUGH 1006.05, <br />PERTAINING TO SHOPPING CENTER ZONING DISTRICTS <br /> <br />THE CITY OF ROSEVILLE ORDAINS: <br /> <br />SECTION 1. Purpose. The Roseville City Code, Title 10, Sections 1006.01 through <br />1006.05, are hereby amended by clarifying and revising language and adding land use and <br />required dimensions charts. The purpose of this ordinance is to use updated terminology in <br />this section of the code, reduce repetition, and include charts for easier reference. <br /> <br />SECTION 2. Section 1006.01 through 1006.05 is hereby amended as follows: <br /> <br />1006.01 : ESTABLISHMENT: <br /> <br />The SC District, as established herein, is designed to provide for retail sales and service facilities <br />that have integrated designs or units within an overall plan showing all existing buildings and <br />site improvements on the site as of January 1,2000, or as amended and approved by the City <br />thereafter. Because this district generates high traffic volumes, the district is normally located <br />adjacent to and is visible from federal and/or state highways, or from county roads. The SC <br />Shopping Center District, serving community-wide or regional shopping needs, is intended for <br />areas designated SC Shopping Center areas within the Comprehensive Plan. <br /> <br />1006.02: PLAN REQUIREMENTS: <br /> <br />The proposed development shall be constructed in accordance with an overall plan designed as a <br />single architectural unit with appropriate landscaping and shall provide for the initial <br />construction of either a minimum often thousand (10,000) square feet of floor area or a <br />minimum of six (6) of the uses permitted in this district. A proposed plan for the ultimate <br />development of the district shall be filed with the plans in applying for a building permit. Such <br />plans shall include proposals for adequate handling of parking, drainage, vehicular and <br />pedestrian traffic, landscaping, and screening so as to allow the city to determine the adequacy of <br />such provisions. (Ord. 1234, 12-14-1999, eff. 1-1-2000) <br /> <br />1006.03: PLAN REVIEW: <br /> <br />Plans for the initial construction, or modifications, expansions, or extensions of previously <br />approved plans for buildings or structures in existence on January 1,2000, that increase the total <br />square footage or building height of any building or structure by more than ten percent (10%), or <br />that increase the required number of public street access points or parking spaces by more than <br />ten percent (10%), must be submitted and reviewed as conditional uses as stated in Section 1011 <br />and 108, or as a Planned Unit Development as per Section 1008 ofthe title. (Ord. 1234, 12-15- <br />1999, eff. 1-1-2000) <br /> <br />1006.04: PERMITTED, ACCESSORY AND CONDITIONAL USE PERMIT USES: <br /> <br />A. Permitted, Accessory and Conditional Uses. See Section 1005.015. The uses, listed under the <br />"SC" zoning district within Section 1005.015 (chart), shall apply to all land and buildings that may be <br />erected, converted, or structurally altered in this zoning district. <br /> <br />1 <br />
