<br />ponding shall be designed as an amenity for the enjoyment of the residents and/or employees <br />in the community. <br /> <br />D. Nonconforming Uses: Any building or use which becomes nonconforming because ofthe <br />adoption of this Section may remain. Said nonconforming building or use shall not be extended, <br />expanded, or intensified after the adoption of this Section except as permitted in Section 1011. <br /> <br />1005.08: MOTOR VEHICLE RENTAL AND LEASING BUSINESSES: <br /> <br />A. Motor vehicle rental and leasing businesses as tenants in office and office service buildings may be <br />allowed through the issuance ofa conditional use permit in the B-IB, B-2, B-3, and B-4 Zoning <br />Districts. In the review of such applications, it shall be determined that the storage of vehicles on <br />the premises shall be purely an accessory use, does not function as display or advertising and does <br />not alter the appearance and character of the property. <br /> <br />B. Additional Conditions: In addition tò other conditions that may need to be attached to these <br />conditional use permits to ensure compliance with the intent of this Section, motor vehicle rental <br />and leasing businesses shall conform to the following standards: <br />1. Small Vehicles: For rental and leasing businesses, a small vehicle is defined as a motor vehicle <br />intended primarily for passenger use and no taller than seven feet (7') in height and no longer than <br />twenty feet (20') in length. <br />2. Large Vehicles: For rental land leasing businesses, a large vehicle is defined as any motor <br />vehicle other than a small vehicle. <br />3. Parking Spaces: The number of parking spaces on site for rental vehicles shall be above and <br />beyond the number required by the City for employees of the rental or leasing business and for <br />other uses on the site or in the same building. <br />4. Maintenance; Cleaning: All maintenance and cleaning of vehicles, all equipment for <br />maintenance and cleaning of vehicles, and all trailers or other equipment or devices used for <br />transporting vehicles shall be completely within the principal building or completely screened <br />from eye level of adj acent public streets, residential areas and from other tenant spaces if the use is <br />in a multi-tenant building. <br />5. Storage of Vehicles: Storage of vehicles shall not interfere with the safe and efficient access and <br />circulation of vehicles and pedestrians on site. <br />6. Office Building Location Restrictions: If located in an office building, only small vehicles may <br />be rented or leased and the parking spaces, signage and other visible evidence of the rental or <br />leasing business shall be compatible with the office setting. (Ord. 1099,8-26-91); amd.1995 Code) <br /> <br />1005.09: AUTOMOBILE SERVICE STATIONS AND CONVENIENCE STORES SELLING <br />FUEL: <br /> <br />Automobile service stations shall conform to the following standards: <br />A. Surface Covering: The entire site, other than that taken up by a structure or planting, shall be <br />surfaced with asphalt or concrete. <br /> <br />B. Drainage System: A drainage system subject to the approval ofthe Public Works Director shall be <br />installed. All drainage systems shall include an oil elimination catch basin. <br /> <br />11 <br />
