Regular City Council Meeting <br /> Monday, October 23,2017 <br /> Page 20 <br /> Senior Planner Lloyd noted that, after the most recent Planning Commission re- <br /> evaluation of several parcels, the city was just shy of the density community des- <br /> ignation requirement of 10 units per acre. <br /> Further discussion included the affordability component; buffering needs at the <br /> Har Mar Mall area and single-family uses; and current zoning code with five dif- <br /> ferent MU designations and specific densities. <br /> Mayor Roe asked that Ms. Purdu review the city's current zoning designations, <br /> with CMU lowest for height requirements, and to look at Har Mar Mall to address <br /> intensity and adjacency to single-family residential accordingly; duly noted by <br /> Ms. Purdu. <br /> After further density discussions, Ms. Purdu was directed to provide more analy- <br /> sis and understanding for residential requirements with mixed use districts, core <br /> and corridor missed use districts as well; recognizing her recommendation to have <br /> some requirement or floor for it. <br /> Land Use Map <br /> As outlined in the memorandum from Senior Planner Lloyd of today's date (At- <br /> tachment C), feedback was sought on various sites, addressing questions and pos- <br /> sible errors. <br /> SITE 1 —3040 Old Highway 8 <br /> Without objection, council members agreed with the Planning Commission desig- <br /> nation of LDR. <br /> SITE 2: 2373 —2417 County Road C-2 <br /> With the Planning Commission's recommendation to change to Neighborhood <br /> Mixed Use for properties and apartment complex to the north, after discussion, <br /> without objection, staff was directed to instead consider MU-2 or MU-3. <br /> SITE 3: 2305 —3443 Old Hi_ way8 <br /> Without objection, council members agreed with the Planning Commission <br /> change to MDR. <br /> SITE 4: 2979—2833 Hamline Avenue <br /> Without objection, council members agreed with the Planning Commission <br /> change to Community Mixed Use. <br /> SITE 5: 1380— 1780 County Road C <br /> Councilmember Willmus spoke in support of removing this from Industrial guid- <br /> ance and even though the parcels had many issues over the years, its long-term <br /> guidance should be for a less intensive use. <br />
