The inability to subdivide the <br /> subject property into two lots that would be wider and have greater area than most of the <br /> surrounding lots constitutes an unusual hardship which the subdivision variance process is <br /> intended to relieve. <br /> 4. The variance, if granted, will not alter the essential character of the locality. If the requested <br /> subdivision variance is approved, the approval will not alter the essential character of the <br /> locality because the subject property is currently the largest among the lots along this portion <br /> of Rose Place and the lots created in the resulting plat will continue to be among the largest <br /> lots in the area. <br /> NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to approve the <br /> proposed subdivision variance and Simonsen Estates preliminary plat, based on the public record and <br /> City Council deliberation, with the condition that 16.5 feet of additional Hamline Avenue right-of-way <br /> be dedicated pursuant to Ramsey County's Major Street Plan. <br /> The motion for the adoption of the foregoing resolution was duly seconded by member <br /> Laliberte and upon a vote being taken thereon, the following voted in favor thereof: Willmus, <br /> Groff, Etten, Laliberte and Roe, and the following voted against the same: none. <br /> WHEREUPON said resolution was declared duly passed and adopted. <br /> Page 2 of 3 <br />
