constructing a Generic off-site building of about 5,800 square feet at a <br />construction cost of about $1 million (not including land acquisition costs). <br />• Scheme D: This alternative combines Schemes B and C (and parts of A) for about <br />22,500 square feet of additional storage and shop space at total cost of about $8.9 <br />— $12 million. This alternative would not require additional off-site storage to <br />meet the City's current needs. However, there would be little to no room for any <br />additional storage needs in the future. It also does not address any expansion of <br />the existing yard space. <br />• Scheme E: This alternative involves the construction of a complete new facility <br />off-site. The suggestion from the architect is to find a site from 6-12 acres in size <br />and build a new facility of about 100,000 square feet. This would consolidate all <br />operations and storage into one location and provide space for future expansion as <br />well as, potentially, other uses such as police impound storage. Total estimated <br />costs are $15-18 million, not including land acquisition costs. <br />The referenced schemes above are depicted in figures within the report including a more detailed <br />breakdown of the estimated costs per scheme. <br />Since this report was presented to the City Council in September of 2017, we have moved into a <br />larger leased space (approximately 7,400 square feet) and are paying about $53,000 per year. We <br />have a three year lease with an option to extend the lease to a total of 5 years. <br />We have also committed to having solar panels installed on the roof of the Maintenance Facility. <br />The term of the agreement is 20 years, however, there is a set put option at year 18 and call <br />options at 5, 10 and 15 years. <br />Recommended Action: <br />Staff requests that the Commission receive the presentation and provide any feedback or <br />recommendations for further consideration by the City Council. <br />Attachments: <br />A.
