Regular City Council Meeting
Monday,January 28, 2019
Page 19
Etten moved, Willmus seconded, to go through the rezoning process to move the
parcel in the southwest corner of 211 N. McCarron's Boulevard to LDR-1 from
LDR-2.
Council Discussion
Councilmember Etten stated his concern is for the impacts it could have on the ar-
ea with too many lots on it.
Councilmember Willmus agreed. He stated his only concern right now would be
the timing of things in terms of where the Council stands if the motion fails two to
two. He thought if that is a possibility, Councilmember Etten might want to with-
draw that motion and wait for a full Council.
Councilmember Groff saw both sides of this issue.
Mr. Trudgeon asked Mr. Paschke if the applicant has submitted a preliminary plat
yet.
Mr. Paschke stated he has not, and it is due on Tuesday, January 29.
Mayor Roe asked if the zoning is LDR-2 right now and an application comes in
for an LDR-2 plat tomorrow and the City Council has initiated a rezoning to
LDR-1, the property is not zoned LDR-1 until the process is finished.
City Attorney Gaughan stated that was correct. If the zoning was changed before
final platting, then the zoning would control it.
Mayor Roe asked if it would be possible for the applicant to try to do a prelimi-
nary and final in a single process.
City Attorney Gaughan stated the City would not have to accept it.
Mayor Roe thought the applicant could fit lots that meet City standards, especially
if the private drive was included, four lots could be done under LDR-1. He stated
he was supportive of the motion.
Mr. Trudgeon stated he understood the concern and wondered if there was an ur-
gency to vote on the motion to rezone back to LDR-1 versus coming back to an-
other meeting and doing that. He stated the City did expect an application to
come on in that may help the conversation and save the City a lot of headache.
