In addition, as you
know, there are several other properties in close proximity to 2720 Fairview Avenue that
are in some stage of redevelopment or planning for redevelopment that will continue the
positive energy and transformation the City of Roseville envisions for this area.

The property has a shuttered, vacant cross dock type warehouse and large surface parking
lot that is currently used for storage of semi-truck trailers. The property is in disrepair
and poses blight and security concerns on the neighborhood and community.

We are proposing to demolish the buildings, remediate the existing pollution and develop
a mixed-use site that will contain a new building for a current Roseville medical office
employer, Tareen Dermatology, and a high-amenity, market-rate apartment building, as
well as parking to serve those uses.
We are proposing to subdivide the property into two parcels. The southern parcel will
contain a two story 40,000 sq. ft. medical office building. The northern parcel will be
developed with a 5-story apartment building with approximately 127 dwelling units.

We believe the project is consistent with all applicable regulations of the City’s Zoning
Code and the land use guidance of the City’s Comprehensive Plans.

Findings for the Conditional Use Permit for a multi-family dwelling:

(a) The proposed use is not in conflict with the Comprehensive Plan

The 2030 Comprehensive Plan designates the site as Community Mixed Use.
Community Mixed Use areas are intended to contain a mix of complementary uses that
19
