ATTACHMENT C <br />767 k.Overhang extensions or projections including, but not limited to, trash chutes, <br />768 canopies, marquees, signs, awnings, fire escapes, standpipes and exhaust ducts <br />769 not properly anchored or that are anchored with connections not capable of <br />770 supporting all nominal loads and resisting all load effects. <br />771 l. Exterior stairs, decks, porches, balconies and all similar appurtenances <br />772 attached thereto, including guards and handrails, are not structurally sound, <br />773 not properly anchored or that are anchored with connections not capable of <br />774 supporting all nominal loads and resisting all load effects. <br />775 m.Chimneys, cooling towers, smokestacks and similar appurtenances not <br />776 structurally sound or not properly anchored, or that are anchored with <br />777 connections not capable of supporting all nominal loads and resisting all load <br />778 effects. <br />779 Exceptions: <br />780 1. Where substantiated otherwise by an approved method. <br />781 2. Demolition of unsafe conditions shall be permitted where approved by the code official. <br />782 <br />783 3.Protective treatment. All exterior surfaces, including but not limited to, doors, door and <br />784 window frames, cornices, porches, trim, balconies, decks and fences shall be maintained <br />785 in good condition. Exterior wood surfaces, other than decay-resistant woods, shall be <br />786 protected from the elements and decay by painting or other protective covering or <br />787 treatment. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. <br />788 All siding and masonry joints as well as those between the building envelope and the <br />789 perimeter of windows, doors, and skylights shall be maintained weather resistant and <br />790 water tight. All metal surfaces subject to rust or corrosion shall be coated to inhibit such <br />791 rust and corrosion and all surfaces with rust or corrosion shall be stabilized and coated to <br />792 inhibit future rust and corrosion. Oxidation stains shall be removed from exterior <br />793 surfaces. Surfaces designed for stabilization by oxidation are exempt from this <br />794 requirement. <br />795 4. Premises identification. Buildings shall have approved address numbers placed in a <br />796 position to be plainly legible and visible from the street or road fronting the property. <br />797 These numbers shall contrast with their background. Address numbers shall be Arabic <br />798 numerals or alphabet letters. Numbers shall be a minimum of 4 inches (102 mm) high <br />799 with a minimum stroke width of 0.5 inch (12.7 mm). <br />800 5. Structural members. All structural members shall be maintained free from <br />801 deterioration, and shall be capable of safely supporting the imposed dead and liveloads. <br />802 6. Foundation walls. All foundation walls shall be maintained plumb and free from open <br />803 cracks and breaks and shall be kept in such condition so as to prevent the entry of <br />804 rodents and other pests. <br />805 7. Exterior walls. All exterior walls shall be free from holes, breaks, and loose or <br />806 rotting materials; and maintained weatherproof and properly surface coated where <br />807 required to prevent deterioration. <br />808 8. Roofs and drainage. The roof and flashing shall be sound, tight and not have defects that <br />809 admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the <br />810 walls or interior portion of the structure. Roof drains, gutters and downspouts shall be <br />811 maintained in good repair and free from obstructions. Roof water shall not be discharged <br />812 in a manner that creates a public nuisance. <br />18 <br /> <br /> <br /> <br />
