Introduction of all commissioners.

5. Park Dedication Review and Recommendation – Lexington Woods - SE Corner of
Lexington Ave. and County Road C2
The City has received an application from the Civic Site Group to develop the property on
the southeast corner of Lexington Ave. and Co. Rd. C2. In your packet from the developer
is a final plat map and site rendering.

The proposal includes 32 lots (20 new lots) on 4.95 acres.

The project qualifies for Park Dedication. The cash amount for the 20 additional lots would
be $80,000 ($4,000 per additional lot). The required land amount would be 10% of 4.95
acres or .495 acre.

This area is located in constellation D. There are no specific plans identified for parkland in
this area. For reference and guidance, included in your packet is a:
City Parks and Facilities map
Parcel site map
Aerial site map
Park Dedication Ordinance
Specific guidance from the Parks and Recreation System Master Plan including
the constellation map and goals and policies related to Parks and Open Space
acquisition.

The developer has offered in lieu of cash that the city consider the 1.5 acre green triangle
space (identified as park/outlot) on the south side of the property as park dedication. This
area currently has a mix of woods and grasses and the soils are not conducive for building
so it will remain green space indefinitely.
