Park Dedication Review and Recommendation – Midland Legacy Estates - <br />2395 County Road B West <br />The City has received an application from Integrity Land Development, Inc. to develop the <br />property at 2395 County Road B West (located on the corner of County Road B and east of <br />Eustis Street). In your packet from the developer is a: <br /> Written summary <br /> Final plat preliminary sheet map including a red lined park dedication <br /> Proposed schematic for potential park development at 2395 County Road B W <br />and 2433 Eustis Street. <br /> <br />The proposal includes 19 lots (18 new lots) on 6.4 acres. <br /> <br />The project qualifies for Park Dedication. The cash amount for the additional 18 lots would <br />be $72,000 ($4,000 per additional lot).The land amount would be 10% of 6.4 acres or .64 <br />acre. <br /> <br />As discussions continued, but not in lieu of the park dedication requirement, the developer <br />has suggested that the city consider purchasing the .93 acre property owned by them at <br />2433 Eustis Street(see parcel map)to satisfy the overall parkland desire in this area. This <br />is across the street fromthe 2395 County B proposed development site (see parcel map). <br /> <br />This area is located in constellation J. There has been a strong desire identified for <br />additional park and recreation opportunities in this area.
