<br />REQUEST FOR CITY COUNCIL ACTION <br />Agenda Date: June 22, 2020 <br />Agenda Item: 7.e <br />Department Approval City Manager Approval <br />Item Description: Hold a public hearing and adopt a Resolution approving a Minor Plat for <br />Launch Properties, consolidating three existing lots addressed as 1717, 1743, <br />1755 County Road C into two lots and an outlot(PF20-010). <br />1 A PPLICATION I NFORMATION <br />2 Applicant: Kimley-Horn <br />3 Property Owner: Launch Properties <br />4 Location: 1717, 1743, and 1755 County Road C <br />5 Application Submission:March 6, 2020; deemed complete 05/28/20 <br />6 City Action Deadline: September 15, 2020 – 120 days <br />7 L EVEL OF D ISCRETION IN D ECISION M AKING: Actions taken on a Minor Plat request are quasi- <br />8 judicial; the City’s role is to determine the facts associated with the request, and weigh those facts <br />9 against the legal standards contained in State Statute and City Code. <br />10 B ACKGROUND <br />11 Launch Propertiesseeks consideration of a Minor Plat to consolidate three existing lots into two lots <br />12 and an outlot; one lot for each of the Dominium residential developments and an outlot for the future <br />13 Twin Lakes Station commercial development. To be processed as a Minor Plat, the proposal needs <br />14 to meet the following criteria: <br />15 A. Minor Plat <br />16 1.Purpose: The Minor Plat process may be used when all of the following criteria are present. All <br />17 other subdivision proposals that do not fall within the regulations listed herein shall be <br />18 submitted for the review by the Planning Commission and the approval of the City Council in <br />19 accordance with the Major Plat process established in this Chapter. <br />20 a. The proposal subdivides or consolidates existing lots of record resulting in three or fewer <br />21 lots. <br />22 b.The subject property is adequately served by public utilities and right-of-way, and no <br />23 further utility or right-of-way is necessary. <br />24 c.
