McCarrons Blvd., <br />Roseville, Minnesota <br />Dear Mr. Johnson: <br /> <br />Since the Spring of 2020, <br />to resolve various issues that affect development these two properties. Simultaneously we have been <br />working on a <br />Plans, , but also a plan that can be marketed successfully. As a result, we <br />believe that the Preliminary Plat as well as the accompanying Engineering and Grading Plans that we <br />have submitted do a great job of balancing the factors and parameters to make this a successful <br />development. <br /> <br />{ǤƓƚƦƭźƭ ƚŅ ʹ <br /> <br />We propose the development of twenty (20), Villa homes on a private road and cul-de-sac that access <br />off Galtier Ave. The homes will be both rambler and two-story designs with many of the homes having <br />l have rear, walk- <br />that the Wetlands have been safeguarded. A Homeowners Association (HOA) will be created so that all <br />owners of the twenty (20) homes will be members of the HOA. The functions of the HOA is to maintain <br />the consistency and value of the development and provide uniform services for the owners. Specifically, <br />the HOA will contract for snow plowing of the private road and driveways as well as snow shoveling of <br />the sidewalks for all the homes. In addition, lawn cutting and landscape maintenance for all twenty <br />homes, maintenance of common elements, utilities, and stormwater features will be contracted for by <br />the HOA. It is anticipated that the monthly HOA expense will be about $250-300/ month per home. <br /> <br />triangular parcel will be an HOA common element, providing access to McCarrons Lake for the <br />residents.
