<br />Airborne MCcarrons, LLC <br /> <br /> <br />were able to redesign the lot/layout and look and feel of the plat, but it also allowed us to add the <br />component to our development in accordance with the Vision Plan. This trail link, which would <br />have been very difficult to accomplish without the acquisition of 196 McCarrons, was now possible, and <br />could be done at a location that provided routing and connectivity that, in our opinion, makes sense. <br />Please note that trail location is the colored exhibit was preliminary, and the location of the trail from <br />the Marion Street cul-de-sac to McCarrons Blvd as shown on the plans is the current concept. <br /> <br /> This did come at a significant cost, however, including expense for land and trail construction. <br />We estimate our cost to be in the range of $40,000 to $50,000 to provide this 8 wide Trail link. Final <br />costs will be determined upon plat approvals and bidding/construction cost. <br /> <br /> <br />There is no particular land area within these two parcels that we feel would be a beneficial dedication <br />for a park. The land north of the road adjacent to the lake is quite small, provides a much-needed <br />amenity for our future Owners, and if developed/owned by the City would just duplicate the much <br />larger County park with similar amenities. The open land within the southern parcel is wetland, or <br />necessary for the various stormwater treatment ponds, existing and proposed utility easements, <br />infiltration trenches, swales, and other features to make the development work. <br /> <br />Our request is that the expense incurred to provide for the trail be credited toward the park fees, as we <br />have worked hard to meet the Vision plan goal, the primary purpose of which is for use by the general <br />public and not for our residents, have done so at considerable expense, and are facilitating a link that <br />otherwise would be very difficult to accomplish. <br /> <br />Your consideration is most appreciated. <br /> <br />Sincerely, <br /> <br /> <br />Roger Anderson <br /> <br />Attch: <br />Colored Exhibit <br />Grading and utility plan <br />Except from 2018 Vision Plan <br /> <br />Page Ћ of Ћ <br /> <br /> <br />
