iv. Storage of Vehicles: Storage of vehicles shall not interfere with the safe and efficient 2571 <br />access and circulation of vehicles and pedestrians on site. 2572 <br />26. Motor Vehicle Dealer: The sale of new motor vehicles shall be permitted only by a licensed 2573 <br />motor vehicle dealer with a new vehicle franchise. The sale of used motor vehicles by a licensed 2574 <br />motor vehicle dealer is permitted, but shall only occur in conjunction with on-site new vehicle 2575 <br />franchises and the sales of new motor vehicles. 2576 <br />27. Multi-family, Dwellings with 8 or more Units per Building: There are no specific standards for 2577 <br />this use. 2578 <br />28. Nursing Home/Assisted Living Facility: (Ord. 1405, 2-28-2011) 2579 <br />a. The yard requirements for multi-family use in the district apply. 2580 <br />b. A facility established after the effective date of this ordinance within a predominantly 2581 <br />residential or mixed-use area shall have vehicular access to a collector or higher classification 2582 <br />street. 2583 <br />c. The site shall contain a minimum of 150 square feet of usable open space per resident, 2584 <br />consisting of outdoor seating areas, gardens and/or recreational facilities. Public parks or 2585 <br />plazas within 300 feet of the site may be used to meet this requirement. 2586 <br />d. An appropriate transition area between the use and adjacent property shall be provided by 2587 <br />landscaping, screening, and other site improvements consistent with the character of the 2588 <br />neighborhood. 2589 <br />29. Off -site Parking: 2590 <br />a. Paved pedestrian access shall be provided and maintained between the off-site parking 2591 <br />facility and the principle structure. 2592 <br />b. The off-site parking facility shall be located no further than 300 feet from a residential 2593 <br />structure and no further than 500 feet from a non-residential structure. Shuttle service may be 2594 <br />provided as an alternative means of access for non- residential uses. 2595 <br />c. Off-site parking facilities shall be protected by a covenant running with the land and recorded 2596 <br />with the County in a form approved by the City Attorney. Such a covenant shall not be 2597 <br />revoked without consent of the City. A recorded document shall be provided to the 2598 <br />Community Development Department prior to the use of the off -site parking area. 2599 <br />30. One-family Attached Dwelling (townhome, rowhouse): There are no specific standards for this 2600 <br />use. 2601 <br />31. Outdoor storage: All outdoor storage shall occur on paved surfaces consistent with the parking 2602 <br />area requirements of Section 1019.11 of this Title, and shall adhere to the parking area setback 2603 <br />requirements in the applicable zoning district except that no outdoor storage shall be allowed 2604 <br />between a principal building and the front property line. Areas of outdoor storage shall not 2605 <br />obstruct required drive aisles or parking stalls. Due consideration shall be given to the aesthetic 2606 <br />impacts of the nature of outdoor storage and necessary screening on the surrounding properties. 2607
