a. A cohousing community shall provide a community building for the shared use of the 4313 <br />residents for typical domestic activities such as cooking or child care, and for home 4314 <br />occupations as regulated in Section 1011.12B 4315 <br />b. Usable open space may be combined and shared among cohousing units. 4316 <br />4. Community residential facility, state licensed: 4317 <br />a. On-site services shall be for residents of the facility only, except where part of a regimen of 4318 <br />scheduled post-residential treatment. 4319 <br />b. To the extent practical, all new construction or additions to existing buildings shall be 4320 <br />compatible with the scale and character of the surroundings, and exterior building materials 4321 <br />shall be harmonious with other buildings in the neighborhood. 4322 <br />c. An appropriate transition area between the use and adjacent property shall be provided by 4323 <br />landscaping, screening, and other site improvements consistent with the character of the 4324 <br />neighborhood. 4325 <br />5. Nursing Home, Assisted Living, Congregate Care: 4326 <br />a. The yard requirements for multi-family dwelling in the district apply. b. A facility established 4327 <br />after the effective date of this ordinance within a predominantly residential or mixed-use area 4328 <br />shall have vehicular access to a collector or higher classification street. 4329 <br />b. The site shall contain a minimum of 150 square feet of usable open space per resident, 4330 <br />consisting of outdoor seating areas, gardens, and/or recreational facilities. Public parks or 4331 <br />plazas within 300 feet of the site may be used to meet this requirement. 4332 <br />c. An appropriate transition area between the use and adjacent property shall be provided by 4333 <br />landscaping, screening, and other site improvements consistent with the character of the 4334 <br />neighborhood. 4335 <br />B. Residential Uses, Accessory: 4336 <br />1. Accessory Dwelling Units (ADU): 4337 <br />a. An ADU shall be located on a lot occupied by a one-family dwelling. 4338 <br />b. No more than one ADU shall be allowed on a lot. 4339 <br />c. Either the principal dwelling unit or the ADU shall be owner-occupied and both dwelling 4340 <br />units shall be under unified ownership. 4341 <br />d. Maximum occupancy of an ADU shall be limited to 2 people. 4342 <br />e. An ADU shall be assigned a unique address identifier to differentiate it from the principal 4343 <br />dwelling. An attached ADU shall be identified by “Unit A” and a detached ADU shall be 4344 <br />identified by “Unit B” following the primary property address (e.g., 1234 Elm Street Unit B). 4345 <br />f. A detached ADU may be located above a detached garage or within a separate accessory 4346 <br />building meeting the standards for accessory buildings established in §1004.02 of this Title. 4347
