Existing land use of the site as well as areas adjacent to and near the site, <br />including parks, trails, and prime or unique farmlands. <br />Existing Land Use <br />The site is currently a paved and gravel surface lot with four industrial buildings. <br />County Road C is located south of the site and Herschel Street runs through the <br />project site, dividing it in half. The existing land use on the site is industrial. The land <br />use adjacent and nearby is mainly mixed use, community business, low-density <br />1 <br />residential, office/business park, and public/institutional. <br />Parkland and Trails <br />There are no parklands or trails within the project limits; however, Rosebrook Park <br />is 0.2 miles to the east and Oasis Park is 0.2 miles to the north of the site. <br />Prime and Unique Farmlands <br />There are no prime or unique farmlands within the project site as it is located <br />within an urban area. <br />ii.
