The proposed subdivision does not qualify for park dedication under the requirements <br />30 established in Section 1103.06 of this Title. <br />31 S TAFF R EVIEW OF M INOR P LAT <br />32 The Planning Division has determined the proposed consolidation of three existing lots into two lots, <br />33 one for the existing Veritas building and associated parking, and one for the future development of <br />34 an office building, complies with all of the Minor Plat criteria. <br />35 The proposed plat consolidates the three existing lots, Lot 5, 6, and 7, Block 1, Centre Pointe <br />rd <br />36 Business Park, into two lots, proposed Lot 1 and 2, Block 1,Centre Pointe Business Park 3 <br />37 Addition, for the purpose of developing proposed Lot 2 with an office building. <br />38 Plat proposals are reviewed primarily for the purpose of ensuring that all proposed lots meet the <br />39 minimum size requirements of the zoning code, adequate streets and other public infrastructure are <br />40 in place or identified/constructed, and that storm water is addressed to prevent problems either on <br />41 nearby property or within the storm water system. <br />42 A Minor Platfor a lot in the Centre Pointe PUD area it is required to be a minimum lot size of <br />43 60,000 sq. ft. or 1.4 acres. The proposed lots will be 4.53 acres and 11.10 acres. Also, the proposal <br />44 is subject to other requirements established in Title 11, Subdivision, of the City Code. The City and <br />45 Watershed have specific storm water management requirements, which plans have been reviewed by <br />46 the City Engineer and have been submitted to the Watershed for approval. The project is also <br />47 required to comply with various Zoningrequirements as part of the formal building permit review <br />48 and approval. It should be noted the applicant is working with the City Engineer on the vacation of a <br />49 number of easements throughout the site, however, there are no public improvements needed for the <br />50 new office building (Civil Plans Attachment C). <br />51 Planning Division staff and the Development Review Committee (DRC) have reviewed the proposed <br />52 development plans and find they are consistent with the standards of the City Code. The City <br />53 Council has previously seen conceptual development plans in association with the approved Concept <br />54 Plan PUD Amendment approved on May 18, 2020. The Final Phase PUD Amendment approval will <br />55 advance to the City Council on June 22, 2020 following a Planning Commission recommendation on <br />56 June 3, 2020. That Said, staff will continue to work with the Davis Group, their architects and <br />57 engineers on finalizing the development plans when the formal project comes forward. In the <br />58 meantime, staff has determined the prosed information and details containedin the submitted <br />59 application support the approval of the requested Minor Plat. <br />60 S UGGESTED C ITY C OUNCIL A CTION <br />61 Based on the information provided in the report, the Planning Division recommends the City <br />62 Council hold a public hearing, then adopt a Resolution approving the Minor Plat, consolidating the <br />63 three existing lots at 2815 Cleveland Avenue (Lot 5, 6, and 7, Block 1, Centre Pointe Business Park), <br />rd <br />64 into Lot 1 and 2, Block 1, Centre Pointe Business Park 3 Addition, subject to the following <br />65 condition: <br />66 a. The vacation of certain easements throughout the siteas deemed necessary by the City Engineer. <br />67 A LTERNATIVE A CTIONS <br />68 a. Pass a motion to table the item for future action.
