While staff isopen to <br />continuing conversations surrounding “alternative” certifications, this conversation is not <br />constructive if City Code violations persist at the property. <br />thth <br />Based on staff’s most recent progress inspectionson April 27and May 26, the following <br />violationspersist: <br />o Broken windows <br />o Inoperable emergency lights(missing bulbs) <br />o Continued infestations <br />o Electrical hazards <br />o Roof damage, includingmold, standing water, roof debris, broken skylights, improperly <br />mounted roof equipment, and improper roof venting caused by grave roof disrepair on <br />11of the 12 buildings that if go uncorrected willcontinue to cause damage to both the <br />interior and exterior of the rental units <br />o Exterior issues, including standing water, sidewalk and parking lot damage, erosion, <br />debris/litter, disrepair to detached garage structures, a cracked chimney (including a <br />missing screen), peeling paint, and open soffits <br />All of the above noted issues have been identified in inspection reportsandletterspreviously <br />provided to you (also attached). This list is not intended to be exhaustive, rather it merely <br />represents what we observed during our last round of progress inspections. <br />Nearly seven months has passed since revocation of your rental license. City staff would have hoped for <br />better progress towards compliance and reinstatement of your license. To that point, City staff has <br />inspected less than 10% of all units based on the progress inspections that have occurred to-date. Staff <br />has observed progress in correcting violations in certain buildings/units, then periods of no work occur <br />that ultimately result in previously-corrected violations to become out-of-compliance again. In order to <br />make meaningful progress towards full reinstatement of your rental license, you’ll need to exercise daily, <br />proactive inspections and corrections.
