48 B UDGET I MPLICATIONS <br />49 None <br />50 S TAFF R ECOMMENDATION <br />51 Adopt a resolution approving the proposed FinalPlatof The Enclave at McCarrons Lakebased on the <br />52 content of this RCA, public input, and City Council deliberation, with the following conditions: <br />53 1. A fire hydrant shall be installed near the end of the cul-de-sac street, as shown on the proposed <br />54 plans. <br />55 2.Pursuant to the memo from Public Works staff reviewed with the preliminary plat,the applicant <br />56 shall: <br />57 a. Dedicate the easments and additional public right-of-way as specified by the City Engineer. <br />58 b. Enter into a Public Improvement Contract regarding the construction of public infrastructure. <br />59 c. Establish a homeowner’s association for the maintenance of the private street, utilities, and <br />60 storm water management BMPs. <br />61 3. In accordance with the recommendation of the Parks and Recreation Commission, the applicant <br />62 shall dedicate cash in lieu of park land in the amount of $72,250 prior to filing the plat at Ramsey <br />63 Countywith the caveat that the Marion Street Greenway trail connection also be included as part <br />64 of the Public Improvement Contract. <br />65 4. The developer shall increase the number of trees planted between Lot 1 and Galtier Street <br />66 thereby improving the screening in that location and partially recreating the current natural <br />67 conditions in that location.
