Attachment F
I do have the date for the event open to the public on my calendar, but just decided to send my key
comments off earlier. I may still listen to hear what other questions or thoughts come up.

Whenever we can give high value to sustainability in project planning is so improtant as we are
slowing recognizing the limits to our resources.
Thanks again for your thoughtful and certainly thorough response.
Donna Peterson
On Fri, Jan 7, 2022 at 10:20 AM Bruce Carlson <bcarlson@launchproperties.com> wrote:
Hi Donna!

Thanks for reaching out. Everyone here with the Launch Properties Team is excited for this
development. We have been working with the City of Roseville for over five years now on
planning. Seeing the Dominium Apartments and Senior Housing right behind us come out of
the ground is exciting and much needed housing for the area! You may or may not know
this but, Launch Properties sold that land to Dominium group specifically for housing!

You nailed it right away when you wondered … “have you considered the kinds of businesses
that might be very important to the residents who will be living in the 400 apartments just
behind the site you are focused on?’ We sure have! For many years! This 8.31-acre parcel is
zoned Mixed Use which by its very nature needs and should provide a wide variety of uses.
Of course, this site will be available to all residents, but we certainly want to cater to our
immediate neighbors.
Another factor is that with a size of just 8.31 acres, we are limited on the number of uses we
can accommodate. I can assure you we marketed the site to all real estate users in the state
and region. But keep in mind, that some food, health, entertainment, and personal services
providers have chosen not to be here for a variety of reasons i.e. (i) already in the market,
(ii) not expanding at this time, (iii) competition, (iv) etc.

You next mentioned that… “Many may not have cars and so businesses they could walk to
would be very helpful.” We agree! Feel we have a beautiful grand promenade and
interconnected routes for pedestrians to get to the buildings and the new public trail that’s
being constructed over the stormwater ditch. If we can find ways to add more pedestrian
connections, we will.

We have not had interest from laundry mats so far, but we do have a bank, which you
mentioned and very soon we plan to bring forward an application for a restaurant/activity
user with a large outdoor activity area for shuffleboard, pickle ball, bocce ball, and more!
We are in serious talks with a Montessori school, dentist and a third food provider. We have
good dialogues going on many fronts.
