RCA Attachment G <br />1 c) The City will inspect the site periodically and determine whether it is necessary to <br />2 take additional measures to address erosion. The Developer shall comply with all <br />3 additional erosion control requirements. <br />4 d) To remove dirt and debris from streets that has resulted from construction work by <br />5 the Developer, its agents or assigns, the Developer shall sweep all haul roads on a weekly <br />6 basis or more frequently as directed by the City Engineer until the site is stabilized. The <br />7 Developer must sweep roadways with a water-discharge broom apparatus. Kick-off <br />8 brooms shall not be utilized for street sweeping. <br />9 e) If the development on the Property does not comply with the erosion control plan or <br />10 supplementary instructions received from the City, the City may, following giving the <br />11 Developer 48-hour prior verbal notice (or immediately in the case of an emergency), take <br />12 such action as it deems appropriate to control erosion, the cost of which action shall be <br />13 paid by the Developer to the City upon demand. <br />14 D. Private Improvements. The Developer shall, subject to the terms and conditions contained herein, <br />15 perform the following work and construct the following improvements (ÐPrivate ImprovementsÑ) in <br />16 compliance with City approved Construction Plans described in Section III E below and all rules, <br />17 regulations, standards and ordinances of the City: <br />18 1. Site Grading and Turf Restoration. The Developer shall grade the Property in accordance <br />19 with the City approved Grading, Drainage and Erosion Control Plan. Site grading <br />20 improvements shall include common excavation, subgrade correction, embankment and <br />21 pond excavation. The Developer shall conduct turf restoration on the Property which <br />22 shall include seeding, mulching and erosion control. <br />23 a) The Developer shall submit to the City a site grading and drainage plan for the entire <br />24 Plat acceptable to the City showing the grades and drainage for each lot prior to <br />25 installation of the improvements. <br />26 b) The Developer shall furnish the City Engineer satisfactory proof of payment for the <br />27 site grading work and shall submit a certificate of survey (as-constructed survey) of the <br />28 development to the City after site grading, with street and lot grades. <br />29 c) All improvements to the lots and the final grading shall comply with the approved <br />30 grading plan. <br />31 2. Street Improvements. The Developer shall construct all streets shown on the Plat in <br />32 accordance with the Public Improvement Construction Plans. Street improvements <br />33 include subgrade preparation, gravel base, bituminous surfacing, and concrete curb and <br />34 gutters. <br />35 a) All streets within this Plat shall be private, expect Eustis Street and County Road B <br />36 which will remain public. <br />37 b) All private streets shall have one layer of pavement installed before any certificate of <br />38 occupancy is given. <br />39 c) All private streets shall have final layer of pavement installed within one year of <br />40 installation of the first layer of pavement installation. <br />41 <br />Page 3 of 17 <br /> <br />Page 3 of 18 <br /> <br />
