Regular City Council Meeting <br /> Monday,November 28, 2022 <br /> Page 9 <br /> they would be making room for families and there are no real parks anywhere <br /> nearby. <br /> Mr. Lloyd explained down County Road B there is a park but nothing within the <br /> immediate vicinity. As the Parks Director noted,this is an under-served area of the <br /> community,particularly given all the apartments and relatively dense single-family <br /> homes in this area. It is farther away from parks than what would typically be seen <br /> and one of the reasons for the park impact fee that is being recommended. <br /> Councilmember Strahan indicated regarding height, she assumed because of the <br /> high density this is allowed to go to four floors and asked how that works. She <br /> noted this has been a concern of the neighborhood. <br /> Mr. Lloyd explained the Zoning Code does not place a limit on the total number of <br /> stories. The maximum height in the high-density district is fifty-five feet and the <br /> roof of this building,above the fourth floor would be forty-five feet. It is still under <br /> the height limit, and he supposed by that set of measurements a five-story building <br /> could probably be constructed in a high-density district like this. <br /> Councilmember Willmus inquired of the Fire Chief regarding the memo from Fire <br /> to Planning staff, noting in the time that he has been on the Council, he did not <br /> remember a memo of this tone expressing concern. He asked for elaboration, not- <br /> ing there is a Conditional Use application before the Council and the Council is <br /> certainly not obligated to grant that Conditional Use. Increasing density on this <br /> scale, he wondered how large of a problem does this create for fire emergency ser- <br /> vices going forward. <br /> Fire Chief Brosnahan indicated he could not speak to the tone of the impact state- <br /> ment letter. He did not think it was significant but would be remiss if something <br /> was not mentioned that adding additional housing units would increase their calls <br /> for service and inspections. <br /> Public Comment <br /> Mayor Roe offered an opportunity for public comment. <br /> Ms.Alyce Perry, 1372 Sandhurst Drive West. <br /> Ms. Perry expressed her objection to the proposal and knew that several of her <br /> neighbors previously expressed their concerns and objectives at the Planning Com- <br /> mission meeting. She echoed their concerns. She highlighted that there are already <br /> two apartment complexes on the same block, one that is next door on Albert Street <br /> and one that is just around the corner on County Road B. There was a new stop <br /> sign added at Albert Street and Commerce Street,that is the corner where the other <br /> complex is located and coming right off Highway 36.
