Attachment <br />Proposed Shoreland Ordinance Update <br />5092 ii. Non-Riparian Lot. The lot area and lot width shall meet the standards set forth in the <br />5093 underlying zoning district. <br />5094 3. Impervious Surface Coverage: Lot development shall meet the impervious surface and storm <br />5095 water management requirements of the underlying zoning district. <br />5096 4. Special Residential Lot Provisions: <br />5097 a. Development of attached, courtyard cottage, and multifamily housing shall meet the <br />5098 following standards: <br />5099 i. The lot area and lot width shall meet the standards of the underlying zoning district. <br />5100 ii. 70% of the shore impact zone must be permanently protected. If that zone does not meet <br />5101 a riparian buffer standards then restoration is required. <br />5102 iii. Shore recreation facilities: <br />5103 A. Must be centralized and located in areas suitable for them based on a suitability <br />5104 analysis. <br />5105 B. Docking, mooring, or over-water storage of more than six (6) watercraft on the <br />5106 centralized facility for the development will only be allowed if the width of the <br />5107 development is greater than the minimum lot width for a riparian single-family <br />5108 residential lot on the respective lake type. For each watercraft greater than six, the <br />5109 width of the development must be increased consistent with the following table: <br />Ratio of lake size to Required percent <br />shore length (acres/mile) increase in frontage <br />Less than 100 25% <br />100 Î 200 20% <br />201 Î 300 15% <br />301 Î 400 10% <br />Greater than 400 5% <br />5110 C. Launching ramp facilities, including a small dock for loading and unloading <br />5111 equipment, may be provided for use by occupants of dwelling units. <br />5112 D. A legal instrument must be developed that: <br />5113 1. Specifies which tenants and/or lot owners have authority to use the facilities; <br />5114 2. Identifies what activities are allowed. The activities may include watercraft <br />5115 launching, loading, storage, beaching, mooring, docking, swimming, sunbathing, <br />5116 or picnicking; <br />5117 3. Limits the total number of vehicles allowed to be parked in any parking area <br />5118 specifically dedicated to the centralized facilities and the total number of <br />5119 watercraft allowed to be continuously moored, docked, or stored over water; <br />5120 4. Requires centralization of all common facilities and activities in the most suitable <br />5121 locations on the lot to minimize topographic and vegetation alterations; and <br />18 <br /> <br />
