Requires all parking areas, storage buildings, and other facilities to be screened <br />5123 by vegetation or topography as much as practical from view from the public <br />5124 water, assuming summer, leaf-on conditions. <br />5125 E. Accessory structures and facilities, except water oriented accessory structures, must <br />5126 meet the required structure setback and must be centralized. <br />5127 F. Water-oriented accessory structures and facilities may be allowed if they meet or <br />5128 exceed design standards contained in Section 1012.03.G.3 of this ordinance and are <br />5129 centralized. <br />5130 b. Subdivisions of two-family (duplexes), three-family (triplexes), and four-family (quads) are <br />5131 conditional uses on Natural Environment Lakes and must also meet the following standards: <br />5132 i. Each building must be set back at least 200 feet from the ordinary high water level; <br />5133 ii. Watercraft docking facilities for each lot must be centralized in one location and serve all <br />5134 dwelling units in the building; and <br />5135 iii. No more than 25 percent of a lakeÓs shoreline can be in duplex, triplex, or quad <br />5136 developments. <br />5137 c. An accessory dwelling unit may be allowed as long as the standards of Section 1011.12.B.1 <br />5138 and i and ii below are met: <br />5139 i. The minimum lot size for a detached ADU must meet the two-family (duplex) standard <br />5140 for the lake type. <br />5141 ii. A detached ADU must be located or designed to reduce its visibility as viewed from <br />5142 public waters and adjacent shorelands by vegetation, topography, increased setbacks or <br />5143 color, assuming summer leaf- on conditions. <br />5144 d. Controlled access lots are permissible if created as part of a subdivision and in compliance <br />5145 with the following standards: <br />5146 i. The lot must meet the area and width requirements for residential lots, and be suitable for <br />5147 the intended uses of controlled access lots as provided in subsection iv below; <br />5148 ii. If docking, mooring, or over-water storage of more than six (6) watercraft is to be <br />5149 allowed at a controlled access lot, then the width of the lot (keeping the same lot depth) <br />5150 must be increased by a percentage of the requirements for riparian residential lots for <br />5151 each watercraft beyond six, consistent with the following table: <br />Ratio of lake size to Required percent <br />shore length (acres/mile) increase in frontage <br />Less than 100 25% <br />100 Î 200 20% <br />201 Î 300 15% <br />301 Î 400 10% <br />Greater than 400 5% <br />19 <br /> <br />
