C. Launching ramp facilities, including a small dock for loading and unloading <br />equipment may be provided for use by occupants of dwelling units <br />D. A legal instrument must be developed that: <br />a. Specifies which tenants and/or lot owners have authority to use the facilities,• <br />b. Identifies what activities are allowed. The activities may include watercraft <br />launching loading, storage beaching mooring docking swimming sunbathing <br />or picnicking; <br />c. Limits the total number of vehicles allowed to be parked in any parking area <br />specifically dedicated to the centralized facilities and the total number of <br />watercraft allowed to be continuously moored docked or stored over water; <br />d. Requires centralization of all common facilities and activities in the most suitable <br />locations on the lot to minimize topographic and vegetation alterations,• and <br />e. Requires all parking areas, storage buildings and other facilities to be screened <br />by vegetation or topography as much as practical from view from the public <br />water, assuming summer, leaf -on conditions. <br />E. Accessory structures and facilities, except water oriented accessory structures must <br />meet the required structure setback and must be centralized. <br />F. Water -oriented accessory structures and facilities may be allowed if they meet or <br />exceed design standards contained in Section 1012.03.G.3 of this ordinance and are <br />centralized. <br />b. Subdivisions of two-family (duplexes) three-family (triplexes) and four -family (quads) are <br />conditional uses on Natural Environment Lakes and must also meet the following standards: <br />i. Each building must be set back at least 200 feet from the ordinary high water level,• <br />ii. Watercraft docking facilities for each lot must be centralized in one location and serve all <br />dwelling units in the buildings <br />iii. No more than 25 percent of a lake's shoreline can be in duplex triplex or quad <br />developments. <br />c. An accessory dwelling unit maybe allowed as long as the standards of Section 1011 12 B 1 <br />and i and ii below are met: <br />i. The minimum lot size for a detached ADU must meet the two-family duplex standard <br />for the lake type. <br />ii. A detached ADU must be located or designed to reduce its visibility as viewed from <br />public waters and adjacent shorelands by vegetation topography increased setbacks or <br />color, assuming summer leaf- on conditions. <br />d. Controlled access lots are permissible if created as part of a subdivision and in compliance <br />with the following standards: <br />
