11. Description of Request: <br />Building h�ight - We request permission to construct a building up to and including <br />six stories �bove the ground. <br />Permit use - We request the list of accessory uses to be expanded to include a prescrip- ' <br />tion counter, barber shop, printing shop, and sale of office supplies. ' <br />Said accessories will not advertise on the exterior of the building, and there will be <br />no outside entries to these accessory uses. <br />12. What will be the effect of the proposed use on t�he health, safety, and welfare of <br />occupants of surrounding lands ? <br />It is our opinion that the height variance will enhance the esthetic value of the area <br />by offering an interesting variation in the area now daminated by 1-1/2 story and 2 <br />stor� homes to the south, 2-1/2 story apartment buildings to the west, and 1-1/2 story <br />commercial buildings to the north. The scheme provides more open area than a lower <br />building - the subject proposed building is 180 feet long, whereas a three-story building <br />would ramble out to approximately 300 feet in length, and a 1-1/2 story bLilding to use <br />the lot to capacity would ramble over 560 feet in length from the minimum setback on <br />Hamline to the minimum setback on Albert, and would completely prohibit the view of <br />the houses contiguous to the south from the view to the north. Also a building of such <br />length looks more like a warehouse than an office building. <br />Because of the additional open area that is gained for parking, th� usable office space <br />of the building can be increased approximately �'�'/� over a 1-1/2 story building and <br />20'/0 over a 3-story building, This has several e._�cts. The tax revenu� is in direct <br />proportion to the income that the buildillg can prociuce, and a bigger building can <br />produce proportionately more gross rer�t. <br />Secondly, we are competing tivith tenants from not only th� other office buildings in the <br />area, but from as far� away �s the Griggs-Mid�vay E3uilding �nd the Midway Medical Arts <br />Buildinq on University Avenue, and from other smaller buildings just Gvithin the city <br />limits and in adjacent villages c�ntic�uoas to Roseville. Successful operation oi ths <br />building not only ;ewards the owners, but rewards the cammunity as a whole, not only <br />because of ta�;es, but because successful operation provides money for � nicer building <br />to s�art with, better maintenance, and longer economic life and deferenc� of es[hetic, <br />functional, and physical deterioration. Prospective ten�-�nts feel that a low building <br />�vill be lost ii1 th� maze of apartments and commercial builciings, where a taller building <br />will be visible from the more heavily tr��veled streets and highways of the immediate <br />area, just as the new 1��Iidway Professi^r.�,l Center is visible from Lexington and <br />University. <br />In short, a first-class building will attract first-class tenants, make possible hicrher <br />rents, and with this location it appe�rs that the heiynt will be a part of going first <br />class. It appears that a lower building would attract a class of tenants that would <br />
