Following are comments <br />far your consideration relative to this proposed plan. A reduced copy of <br />fh� plan is attached . <br />p, As emphasized in the earlier report regarding the change in density, <br />we feel th�t th� minor conditional square footage involved is not <br />a significant item in terms of the density question alone. What is <br />important is the relationship to the proposed expansion program ar�d <br />future expansion programs ta the parking and circulation system. <br />b. Of significant interest is the capacity for parking under the new <br />conditions as imposed by the H ighway Departmenfi. Access to the <br />property has now been restricted on the north and west side with a <br />new access driveway provided by the Highway Department opposite <br />Commerce Street at the southwest corner of the site. You will note <br />this on the development plan. The principal circulation problem is <br />that of the del ivery of cement and other mat�rials to the norfih side <br />of the building and access to the parking area on the east side frorn <br />the northside driveway. Though the inclustrial zoning district requires <br />a 20 foot area of grass in the required front yard (in front of the <br />parking area) it is obvious under the conditions with this structure that <br />the asphalt ar�a to the west and to the north will be necessary for �he <br />backing of the semi-trucks to servP the receiving area on the north <br />
