VARIANCE REQUEST <br />Solar Wash. Inc. is requesting a variance to put a. sign <br />15 feet from the south property line of their business <br />located at 1315 W. Larpenteur. <br />Our car wash business requires the stacking of three <br />cars behind each bay on the entrance side of the car wash so <br />cars will not back up onto Larpenteur. <br />On the exit side of the car wash we Have to: <br />1. Provide parking spaces so customers wishing to dry <br />off their cars may do so. <br />2. Provide adequate space for other customers to exit <br />the car wash and get onto Larpenteur Ave. <br />These requirements plus the size and unusual shape of <br />the lot leave little room for a business sign that would be <br />in compliance with the sign ordinance. <br />An additional hardship is created by a large grove of <br />trees located on the south edge of the Ramsey County <br />impoundment which partially screens the front and side lots <br />of our car wash. Ail of these factors create a hardship <br />that necessitates our request for a variance allowing the <br />placing of our business sign closer to the street. <br />
