Kayo Oil Company, Joe No. 1734 Page 2 <br />5. The Engineering Staff suggests the following conditions: <br />a) Dedication of a 30 foot right-of-way for County Road C. <br />b) Provision for a new sewer easement for the realigned sewer pipe. <br />c) Release of the old sewer easement (to be done by the City). <br />d) Construction of a sidewalk on the contiguous public right-of-way, <br />but subject to review of final engineering details. <br />Other conditions may include: <br />a) Staff approval of final landscape plan. <br />b) That the building be constructed of brick on all four sides with a <br />panel facing above the windows on the structure to be similar on <br />all four sides. <br />c) That a drive access be provided, if the City staff feels necessary, <br />to provide access to contiguous properties to the north. <br />The latter condition has been discussed with the applicant's architect <br />who agreed that a provision for such an access to potential development <br />to the north would be in the interests of both parties. This may also <br />be true on the west, though such access would have direct impact on <br />the parking capacity for customers from the convenience store. <br />6. Though we would prefer to not have a free standing gas station with a <br />convenience store, the architect nos tried to develop a site plan and <br />building that will make the best of the situation. It is obviously better <br />than keeping the station that now exists. However, we had hoped that <br />this conspicuous and important site in Roseville could have been <br />combined with the construction of more intensive development on the <br />contiguous properties. <br />
