0 Minneapolis (Roseville), MN 0 <br />MARKET POSITION RATIONALE: <br />The Minneapolis/St. Paul, Minnesota area is the most populous MSA in the state of <br />Minnesota. With a current population exceeding 2,120,000, it is ranked fifteenth (15) <br />in population among metropolitan areas of the country. The "Twin Cities" area is <br />headquarters to the Agribusiness companies of Cargill, Pillsbury, General Mills and <br />International Multi -Foods. In addition, Honeywell and Unisys employ over 17,000 <br />locally, and Control Data has over 10,000 locally -based employees. The 3M Company <br />maintains its major research facilities in the area, with over 22,000 employees. The <br />city of St. Paul is the state capital of Minnesota, and the University of Minnesota main <br />campus with over 55,000 full-time students is in Minneapolis, less than five (5) miles <br />from the subject location. The Twin Cities also serve as a very important highway <br />transportation hub for the upper mid -west, with I-35 serving the north -south travelers <br />(Duluth to Kansas City, etc.) and I-94 east -west (Chicago to Fargo, etc.). <br />The subject site is in Roseville, Minnesota (pop. 35,178), near the center of the MSP <br />Twin Cities area. The proposed site is only two (2) miles northeast of the Minneapolis <br />city limits. A Motel 6 on this site will enjoy unobstructed visibility from I-35W and <br />State Road 36, which have a combined daily traffic volume exceeding 100,000 vehicles. <br />Access to the property is via Cleveland Avenue, which serves as the 1-35W/S.R. 36 <br />frontage road. <br />In addition to offering the Motel 6 highway traveler a lodging opportunitwhich is <br />proximate to a major population center and business generators such as the 6niversity <br />of Minnesota, Hubert H. Humphrey Metrodome and downtown Minneapolis, the subject <br />site enjoys a significant commercial and residential base in the immediate area.
